This firm has built a unique database, including the rents of many commercial locations throughout France. We offer to query this base for free, to test if your current rent corresponds to the market price and the rental value of the commercial code.

Once the information has been entered, our Rent Tester returns you a range of market prices and a range of commercial code rental values, based on the rents and entry fees applied in the immediate sector.

The proposed market price range is established electronically from references of different types (price for vacant premises, new rentals and rents reconstituted by reinstatement of entry fees and leasehold rights) from the COLOMER EXPERTISE database. It has only a statistical value, the relevance of which is not subject to human validation.

The proposed commercial code rental value range is established electronically from references determined according to the provisions of the commercial code and from the COLOMER EXPERTISES database. It has only a statistical value, the relevance of which is not subject to human validation with regard to the five criteria of Article L. 145-33 of the Commercial Code, the assessment of which requires a thorough examination of the contractual and technical documents as well as an on-site visit to the leased premises.

The communication of the lease is requested for the sole purpose of verifying the entry of the form fields. There is no examination of the obligations of the parties, one of the criteria of Article L 145-33 of the Commercial Code, at the free tool stage.

The result is accompanied by a reliability index, which is calculated according to:

  • the number of references used for the calculation of the range (the more references, the more reliable the range),
  • the distance of the references used from the address you indicated (the smaller the radius around which we took the references, the more reliable the data),
  • and the age of the data (the more recent the information, the closer the given value is to its current value).

A calculation of potential gain or risk to be managed is then performed.

The amounts calculated by this tool have no legal value, but already make it possible to compare the rent of your commercial lease to the market price or the rental value determined according to the criteria of the Commercial Code.
